1. About us
These terms govern your use of this website and set out the general basis on which 19 Sourcing Ltd ("19 Sourcing", "we", "us") provides property sourcing services. We are registered in England & Wales, company number 17306899, with our registered office at 124 City Road, London, EC1V 2NX. We are a member of the Property Redress Scheme (membership number PRS059653), are supervised by HMRC for anti-money laundering purposes, are registered with the ICO, and hold professional indemnity insurance.
2. Our services
We source, appraise and package residential and commercial property investment opportunities, including auction lots, off-market instructions and portfolios, and provide related due diligence and transaction support. The specific scope, deliverables and fees of any engagement will be set out in a written client agreement, which takes precedence over these general terms in the event of any conflict.
3. What we do not provide
19 Sourcing Ltd does not provide financial advice, mortgage advice, legal advice, tax advice or surveying services, and nothing on this website or in our deal packs constitutes such advice. Valuations, yield calculations and appraisals we produce are opinions based on available evidence, not formal RICS valuations. You should take independent advice from appropriately qualified professionals before committing to any property purchase.
4. Investment risk
Property values and rental income can fall as well as rise. Past performance and projected yields are not a guarantee of future returns. Auction purchases in particular are typically binding on the fall of the hammer and carry additional risk. You are solely responsible for your investment decisions.
5. Fees
Our fees are agreed in writing before any chargeable work begins. Depending on the mandate, we may charge a fixed sourcing fee, a percentage of purchase price, or a retainer. Any fee, and the point at which it becomes payable, will be stated in your client agreement. Where a refundable or non-refundable commitment fee applies, its terms will be set out clearly before you pay it.
6. Anti-money laundering
As an HMRC-supervised business we are legally required to verify the identity and source of funds of our clients before providing services. We may decline or terminate an engagement where these checks cannot be satisfactorily completed, and we may be legally prohibited from telling you why.
7. Website content
Content on this website is provided for general information only and is not an offer, inducement or recommendation to buy any property. While we take care to keep it accurate and current, we give no warranty that it is complete or up to date, and we accept no liability for loss arising from reliance on it. All content, branding and design on this site belong to 19 Sourcing Ltd and may not be reproduced without our written consent.
8. Liability
Nothing in these terms excludes or limits our liability for fraud, for death or personal injury caused by our negligence, or for any other liability that cannot be excluded by law. Subject to that, our total liability arising out of or in connection with our services is limited as set out in your client agreement, and we are not liable for indirect or consequential loss, loss of profit or loss of opportunity.
9. Complaints and redress
If you are dissatisfied with our service, please follow our complaints procedure. If we cannot resolve your complaint, you may refer it to the Property Redress Scheme, of which we are a member, free of charge.
10. General
These terms are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction. If any provision is found unenforceable, the remainder continue in full force. We may update these terms from time to time; the version published on this page applies at the time of your use of the site.
